A contractor recently asked us for a soft-close hinge with hold-open on an 81 in × 33.5 in solid door, 2-1/8 in thick, labeled fire-rated, that also has to close and latch. The direct answer: no for a mechanical hold-open, yes for an alarm-released one. The only hold-open NFPA 80 accepts on a required fire door is one the fire alarm can drop; a hold-open a person has to push free, including the one built into Waterson's own C and D sets, belongs on a non-rated door.
That leaves two clean paths, and Waterson supplies the hinge on both. On the rated door, the K51M A set is the UL Listed closing device and an electromagnetic holder does the holding. On a non-rated door, the C or D set holds at 85° with no extra hardware.
The Short Answer: A Fire Door Has to Close and Latch Every Time
Two terms in NFPA 80 do most of the work. Self-closing means the door closes after every use with no holding at all. Automatic-closing means the door is normally held open and closes when the fire alarm, a smoke detector, or a loss of power releases it. Only the second holds a fire door open, and after release the door still closes and latches on its own.
NFPA 80 §6.1.4 requires a swinging fire door to have a closing device that brings it back to the closed and latched position. Latching is the part people forget, so the hold-open question is really how the door gets from open to latched. Waterson's role is the closing device: our spring hinges do the closing and latching; a listed holder does the holding.
Step One: Is This Door Actually Required to Be Rated?
Waterson asks this before quoting almost every hold-open inquiry, because many "fire-rated" doors are simply rated slabs hung in non-rated walls. The rating that matters is the one the building code requires for the opening: corridor walls, stair enclosures, occupancy separations, shafts, hazardous rooms. The labels on door and frame plus the life-safety drawings settle it, and the authority having jurisdiction has the final say. A labeled door in a non-rated partition can run as a non-rated opening, which opens it to the Waterson C or D set.
What NFPA 80 Does Allow: Automatic-Closing Assemblies
An automatic-closing fire door is held open by a device that releases on fire alarm, smoke detection, or loss of power, then closes and latches under its own closing device. It is built either as a listed electromagnetic wall or floor holder plus a separate listed closing device, or as a closer with integral electromagnetic hold-open. Waterson recommends the first. The K51M A set does the closing and latching: UL Listed self-closing hinges certified to ANSI/BHMA A156.17 Grade 1; permitted by NFPA 80 on fire door assemblies rated up to 3 hours. On alarm the magnet drops, the hinges take over, and the door latches, with no closer body or arm on the door face and no power needed for the closing device.
The spring-hinge rule behind this is short: at least two spring hinges meeting A156.17 Grade 1 on a leaf up to 3 ft × 7 ft, with the manufacturer's listing covering anything larger; Waterson has 3- and 4-hinge configurations tested. NFPA 80 §6.4.4 also requires the self-closing device to be listed, which is what certificate GVEV.R26997 provides.
Why Waterson's Built-In Hold-Open Stays Off Fire Doors
The Waterson SB hinge (spring plus hold-open) is purely mechanical: it parks the door at 85° ± 5° and releases only when someone pushes or pulls the leaf. With no alarm interface it cannot be part of an automatic-closing assembly, so we route fire doors to the A set.
Two practical details. The hold-open switches off at the lower barrel with a 5 mm hex key, but it switches back on the same way, so on a fire door Waterson specifies a set with no SB hinge rather than a disabled one. Hydraulic HA and HS hinges go on fire doors only in combination with mechanical hinges (ask our specification team). Choosing the A set costs nothing in control: its SA and SA1 hinges give adjustable swing speed (90°→20°) and latch speed (30°→10°) through mechanical friction brakes, and every Waterson set, mechanical or hydraulic, has adjustable closing speed.
Non-Rated Door? The C or D Set Holds at 85° With No Extra Hardware
On a non-rated door the original "soft-close with hold-open" request is fully satisfied. The C set (SB · SA · SA1) pairs the hold-open with mechanical friction speed control; the D set (DS · HA · SB) pairs it with hydraulic damping, so yes, Waterson makes a hydraulic hinge with hold-open. Open the door to 85° and it parks; a light push starts it home, and the brake or damper settles it to a quiet latch.
Waterson supplies the built-in hold-open in 2- and 3-hinge sets; heavier 4-hinge doors normally ship as A or B, so ask Waterson before specifying hold-open on a 4-hinge door. The hinge swings to 180°; we recommend 90–120° in daily use with the 90° or 120° door stop accessory. Typical homes for C and D: connecting hotel rooms, arched or tight-headroom frames with no room for an overhead holder, and historic doors where surface hardware is unwelcome.
Sizing the Customer's Door: 81 in × 33.5 in × 2-1/8 in Solid Slab
Walk the door through Waterson's selection rules and the model falls out. Thickness: 2-1/8 in is 54 mm, inside the 44.5–63.5 mm band, so the hinge is K51M-500 (5 in × 5 in) or the heavy-weight K51M-500D for a dense solid slab. Height: 81 in is 6'9", above the 6'8" two-hinge ceiling, so the door takes 3 hinges (rated to 7'0" and 260 lbs); above 260 lbs it moves to 4 hinges, where hold-open becomes a question for Waterson. Either way the hinges follow ANSI/BHMA A156.7 template dimensions and use the preps and screws already on the door.

At the annual inspection (NFPA 80 §5.2.3.5.2), the inspector operates the door from fully open, confirms it closes and latches under its own closing device, and checks for auxiliary hardware or field modifications that interfere with the door's intended function. On an automatic-closing door the holder is dropped on test and the Waterson hinges latch the door.
